ENR 2025 Top 400 Review +: New Office Tower Includes Transit Access

Turner Construction has started building a 46-story commercial office tower on Madison Avenue in Manhattan. The 930,000-sq-ft project, designed by Kohn Pederson Fox, includes an underground entrance that will provide access to Grand Central’s Madison Concourse between 44th and 45th Street.

“We are honored to contribute to a project that not only enhances the iconic New York City skyline but also improves access to public transit,” said Luigi Morfea, construction executive at Turner Construction Co., in a statement.

The building will house 40 workplace floors with floorplates ranging from 27,500 sq ft at the podium to 21,500 sq ft in the tower. Specialty floors include private terraces and those with elevated ceilings.

A double-height club on the top floors will provide spaces for dining and relaxation. Amenities will include bicycle storage with lockers and showers.

The team is targeting LEED Platinum, WELL Core, Energy Star 85+, Fitwel and WiredScore Platinum certifications. The fully electric tower will operate with zero on-site combustion, and a high-efficiency direct outside air system aims to provide climate resiliency. An investment-grade financial institution is set to anchor 30% of the building.

BXP was selected in 2020 to redevelop the site, which housed the Metropolitan Transportation Authority’s headquarters until 2014. MTA retains ownership of the land. BXP agreed to build the underground entrance in advance of the office tower.

began in Feb. 2021; the transit entrance is scheduled to complete in spring of 2026.
