McEwen Northside breaks ground on $125M expansion | Real Estate


Construction has begun on the next building at Franklin’s McEwen Northside — with the project to bring the 45-acre development to about 80 percent completion by spring 2025.

The 300,000-square-foot building will be located within what is called Block E, off the central park area where Jeni’s Ice Cream and Vintage Vine 100 are located. According to a release, the building will carry a $125-million price tag and offer office, retail and restaurant spaces, as well as a parking garage with more than 900 spaces for both visitors and employees.

The building and parking deck will be connected by a covered walkway, as joint venture development partners Boyle Investment Company, Northwood Investors and Northwood Ravin are seeking a design that renders a walkable development.

One of the anchor tenants of the future building will be Designed Conveyor Systems, a supply chain company that designs and builds material handling solutions for warehouse operations. DCS will move its headquarters to the future McEwen Northside location from its corporate space in Franklin on Crescent Centre Drive. The company will lease 46,000 square feet, including a technology-enabled showroom with a glass exterior.

“DCS understands that providing outstanding customer experience is fundamental to its industry leadership,” DCS President Matt Ferguson said in the release. “By moving to McEwen Northside, DCS will have an exceptional setting to showcase its solutions and expertise. The advanced facilities will serve as a dynamic space for product demonstrations, meetings, and knowledge exchange, ensuring that customers receive focused attention and an enriching experience when engaging with DCS.”

The Block E development news is the latest for the continued expansion at McEwen Northside. Pre-leasing on phase two of the site’s apartments has begun, with an expected delivery of February 2024. Group fitness gym Rumble Boxing and Blue Sushi Sake Grill are set to open this fall.

“We believe Block E will only strengthen McEwen Northside’s offerings as a premiere destination district,” Phil Fawcett, Boyle managing partner, said in the release.
